What to Expect During the Inspection:
- Building Year & Roof Installation Date
We verify when the home was built and when the roof was last replaced. Newer homes or roofs built to modern codes may offer better wind resistance. - Roof Covering
The material used for the roof (shingles, metal, tile, etc.) is evaluated, along with whether it has been installed to meet current code standards. - Roof Geometry
Certain roof shapes (like hip roofs – sloping on all sides) perform better in high winds and may qualify for insurance discounts. - Roof Deck Attachment
We verify how the roof sheathing is fastened (nails vs. staples, nail size, and spacing) – all affect how securely the roof is attached. - Roof-to-Wall Connections
We look at how the roof is connected to the walls—clips, single or double wraps provide more protection and help prevent uplift during strong winds. - Secondary Water Resistance (SWR)
We verify if a self-adhering underlayment was applied beneath the roof covering, which provides a backup barrier against water intrusion if the outer covering is damaged. - Opening Protection
We check if your windows, doors, and garage have approved storm shutters or impact-rated glass.
